  • What happens once I submit an enquiry?

    Your Enquiry will be matched to a Mortgage Expert. The advisor’s that Mortgage Refused work with have the knowledge and experience to deal with any type of enquiry. Whilst they specialize in adverse credit applications, they are also well versed in self-employed mortgages, unusual construction types, variable income, first time buyers; all types of mortgages in short. Once you submit an enquiry a mortgage advisor will be in touch to discuss your situation and they will be happy answer any questions you have. A credit report will be required for any adverse credit enquiry.

  • Will I be charged by an advisor?

    The FCA regulated advisors we work with will always give you the initial consultation at no cost, this means you can discuss you situation with them to make sure that they can help. As with a solicitor or an estate agent, most brokers will charge a fee for their services. In fact, we encourage them to do so. There are brokers out there who advertise that they do not charge fees at all but in our experience, the minute a case starts to become difficult these no fee brokers tend to disappear and become unresponsive as they have a ‘stack em and rack em’ culture. The Mortgage expert’s that we work with are the best in the business and will charge a fee for their service if you want to move ahead with an application. These fees are discussed in full and both you and your broker will sign a client fee agreement prior to any business being undertaken. Typically, a broker fee for a client with adverse credit will range from £995 to £1995 depending upon the difficulty your Mortgage Expert faces with each case.

  • Will I have my details passed to multiple advisors?

    No. Once you have been allocated a Mortgage Expert, they will stay with you throughout your journey. We believe that bad credit mortgages need the right broker, giving the right advice and this will involve a level of trust and support being built between client and broker.

  • Are the advisors tied or whole of market?

    We only work with whole of market advisors who have experience in specialist mortgages, and they are hand picked to work with Mortgage refused.

  • What information will an advisor ask for?

    To begin with your Mortgage Expert will need to understand your current and past situation in order to advise you on the best route forward and to select the right lender to place you with. This will range from asking you about your income, expenditure and commitments along with any adverse credit you may have. They will also need your credit report so that they can understand exactly what they are dealing with and also what any prospective lender can see on a credit search. Once they have established the correct route for you, there will be lender specific documents that they will require along the journey and they will make you fully aware of these requirements throughout the process.

  • Will I have to deal with a lender or underwriter myself?

    It is very rare that you will need to speak to an underwriter on behalf of a mortgage lender. Your Mortgage Expert will deal with them on your behalf and answer all of their questions acting as the middle man between you and the lender.

  • How does Mortgage Refused get paid?

    Mortgage Refused is an information only website and we will never give you mortgage advice. Mortgage Refused will receive a referral fee from the firm that your Mortgage Expert works for and this fee comes out of the overall remuneration that the broker receives after completion of your mortgage. You will never be charged a fee by Mortgage Refused for using our service. We operate in synergy with you and your Mortgage Expert; You make an enquiry and we pass your details on to a Mortgage Expert who will organise everything from there.
